The visit is free, at a time that suits you. We survey the work with you and measure up, and if it is not a job for us we will say so on the day.
Itemised and fixed, with the groundwork and the materials priced separately so you can compare it with any other quote. The price quoted is the price you pay.
The architect's drawings set the design. On anything structural, a structural engineer carries out the structural calculations, building control inspects at every stage, and we build precisely to both.
The same team works from start to finish, and every stage is photographed, including work that ends up behind plaster. The site is left clean and secure at the end of each working day.
Your certificates, the photographs of your own project, and the guarantee in writing, dated: a 10-year structural guarantee on extensions and structural building work, and a 5-year workmanship guarantee on paving, walling and landscaping.

Who you are dealing with
We are a small firm of builders by design, so you deal with the same people from first visit to handover, and every project we show is our own work, photographed on site.
We do not draw the plans: we build to the architect's drawings and the structural engineer's calculations. Insurance and guarantees are in writing, shown before you ask.

All three are in place on building work, and we are happy to show you the certificates before any work begins.
The 10-year structural guarantee covers extensions and structural building work. The 5-year workmanship guarantee covers paving, walling and landscaping. Both are dated and issued at handover.
The quote is agreed before any work begins, with the groundwork priced separately from the materials so you can compare it with any other quote.
We do not produce the drawings ourselves: the architect designs the work, a structural engineer specifies the structural elements and their calculations, building control inspects against them, and we build to what they specify.
You deal with the same small team throughout, and they are the people you call with any questions while the work is underway.
If a project requires a trade we do not carry in-house, we will say so and recommend a specialist who does.
Coverage
We are based in north-west Leeds. If the project is within about an hour of the city, we will carry out a free site visit. If you are unsure, please ask: there is a good chance we cover your area.
